Cost of living on the Riviera, town by town

People ask me what it costs to live in Nice, or in Antibes, and they want one number. I am not going to invent one. This page is the list I am filling, town by town, and every blank stays blank until I have checked it.

Updated 6 October 2026

Draft. Every figure below is a placeholder. I will not publish a rent, a grocery bill or a fare I have not checked. This page is hidden from Google, left out of the sitemap, and kept off the main menu until the blanks are filled.

A morning market on the French Riviera

How to read the blanks

The rows are a long-term home, not a holiday let. Rent means an unfurnished lease, the rent itself, with building charges kept separate until I know they are included. A one-bedroom and a two-bedroom are not the same search in Nice as they are in Menton, so each town has its own lines.

When I fill a cell, it will be a range I have actually seen, written so you can tell the period and what is included. Until then the italic line is a placeholder. It is not a hint, and it is not zero.

If you are deciding whether to move at all, start with Moving to the French Riviera from the US and Canada. The towns, in words rather than prices, are on Neighborhoods. What landlords ask for is in Renting an apartment in Nice as a foreigner. I would rather you read those than treat an empty cell as a budget.

What I need before this page can be public

The figures have to come from me, not from a national average that flattens Cannes into "France". The list under each heading is exactly what I am collecting. Utilities are monthly unless the label says otherwise. Food is the ordinary version: a café lunch, a coffee, a baguette, a weekly shop, dinner for two somewhere pleasant that is not a special occasion. Transport is the ticket and the pass people actually buy, plus the train between Nice and the next towns, and a taxi from the airport when the bags are too many.

Google is set to ignore this page while the cells are empty. It is not in the sitemap, and it is not in the menu at the top of the site. You can still read it from the moving guide. When the figures are in, I will turn that switch off.

Rent, by town

Unfurnished long-term lease. Rent only, charges not included. A range I have seen, not a single listing.

Questions I get asked

What is the cost of living in Nice, France?

I am not publishing a figure yet. The Nice rows on this page are for an unfurnished one-bedroom, an unfurnished two-bedroom, and the shared costs (utilities, food, transport) once I have checked them. Until a cell has a number, it is not an estimate.

What is the cost of living in Antibes?

Antibes has its own rent rows, separate from Nice, because the apartments are not interchangeable. Those cells are blank on purpose. Write to me if you are choosing between the two towns and you need what I am seeing this month, before the page is filled.

Why are there no prices on this page?

Because a made-up average would rank in Google and then be wrong in someone's budget. The page stays hidden from search until every placeholder has a figure I am willing to put my name on.

Does this include holiday rentals?

No. The rent rows are for an unfurnished long-term lease. A summer let is a different market, and I am not mixing the two.

Keep going

Blank rows are waiting for figures I have checked myself. Nothing on this page is copied from a listing site or a cost-of-living calculator. When a number goes in, it will say what it covers.

Ask me for the town you are actually considering

A blank table is more honest than a fake average. Tell me the town, the size of the apartment, and who is coming, and I will talk you through what I am seeing this month.
